After a long and extensive search outside my front yard, I have finally found a NEW factory where we will base our operations. Although it is somewhat a sad day, as I can no longer be labelled a "backyarder"  !!!

The factory is 2 minutes from my home, in Thomastown. I will be moving there over the next 2-3 months as a lot of machinery, tools and stock will be moved there from various locations. Initially, I will be setting up the layout of the building and moving my games there.

Here's a couple of pictures with the "SOLD" sticker recently placed on the front window, and the interior from the mezzanine level. The building is approx 475 sqm with a mezzanine and Office area. I'd like to thank nick (pinnies4me) who has been an awesome help with the conveyancing.

I will be holding regular meets for collectors, hobbyists and AP members - With BBQs etc and the opportunity to play pinball and shoot the pinball breeze. stay tuned for more info..

I have a long list of things for fit out - Racks, pallet lifter, fridge, BBQ  ^^^, shelving, tables - Some stuff I'll make, some will come out of storage, signage, security..

Oh, and the machines !

This building will be the storage building, small showroom, workshop and a paint booth.

Thanks for all the kind words. I will have more of an "open day" once I've settled in, but the door will always be open for members (and customers) to pop in for a visit !

Well done.

That attractive site will push things along nicely. Your restores are excellent so u will continue to grow.

Might be time to look at becoming a Stern Dealer and make some easy coin from showing off the brand new stuff to compliment the older eras everyone loves.
Never say never, cause there are a lot of Melb/VIC people who would buy a BNIB STERN from you rather than some others down south in VIC.
STERN Could be a nice n simple sideline to take on and make good coin from with little effort.

I love the signage. I'd suggest the Fathom playfield picture would cost a fortune, but it looks cool ! I think I might go with three pictures of pinball - An EM, SS and DMD.

There are about 20 noodle shops down the road from me along with another 20 dumpling shops and - and - and - and %.%

Yep, that should be the absolute FIRST thing to get done, long before filling the place with valuables...and you can NEVER have too many cameras covering all aspects of your building.

As mentioned earlier, the first thing I've done is engage my next door neighbor to quote on an alarm / monitoring system. A bollard will also be placed inside, directly behind the roller door. I'm not going to divulge info regarding the security system, but i can be there onsite from my house within 4 minutes during peak hour. There is also a massive wrought iron fence that auto closes at a certain hour and can only be opened via remote control. There's only one way in / out.

WORST case scenario is a ram raid and the thieves loading one machine before I get there. I can "look after" myself  %%$

The location and existing security was the governing factor in selecting this building. Research on the building indicates it is very well constructed (as Jeff pointed out), and there will be a "blue chip" company building the factory which is located on the street.

I DO appreciate ALL the ideas and comments put forward. The kind words of encouragement are also greatly appreciated. Things will change in Melbourne regarding the (lack of) social pinball scene and interstate members will be more than welcome.

Certainly - if anyone is in the racking and pallet lifting industry - feel free to contact me, as I need quotes on storage etc !

I wish u were nearby Nino cause I could share the local pallet racking company that I engaged to supply me with enough storage/racking for 80 machines.
It cost me $2400 cash only brand new for the first set to store apx 50 machines. I could recommend exactly which product and what size of everything for pinball machines if u wanted to save a lot of homework. Bargain n much cheaper than I thought it would be. I reckon the guy up here has the cheapest pricing in Australia. I went wholesale from the importer located on the Gold Coast n reckon the pallet racking is the bees knees. Blue and orange in colour n fully powdercoated etc etc. The pallet racking I purchased was easy to build, and was designed to take almost 2 and a half times the weight of a pinball machine.
It took me apx 2 hrs to build enough for the first 40 machines etc. If u are interested I could send u sizes/costs n some photos.

The trick is not to buy stuff that is double the price cause each bay will hold 2 tonnes when u don't need such thick steel.
Anyway, happy to help, post some info if u need any help from someone who did the pallet racking to store a lot of machines.

I could always take a photo of the product n see if u can find the same stuff for the same price down your way. If anyone quotes u anymore than $2400 to store apx 50 machines, they are having a lend. I went two machines high. That way u don't have to buy a forklift or one of those electric Crown lifts if u don't want to. If u go three or 4 machines high, it is still pro rata the cost, so u can go higher, and it doesn't blow the budget if u do want to have a forklift or Crown lifter. Hope it helps. Let me know if u want some photos posted of what I have purchased n the exact weight n sizes, design etc.  ^^^

The floorplan ideas are starting to progress, and there's some really good ideas about how to set the place up. The area under the mezzanine level is the kitchenette area where a table will be set up and then behind that area, along the walls will be a large "L" shaped workbench area that I will construct. Purely to repair boards or playfield swapovers. So this area will be in the area below ;

Today I started to move just some of the games stored in my Garage, and here is around 1/4 of the games in the "High End" restoration queue that are waiting on playfields, backglasses and repaint. Ironically, the first pinball in the building is the Fathom.

Looking from the showroom area / corridor and out into the front half of the factory, is the lonesome pinball "Strange Science". Now if ever I thought the building "could be too small", this pinball illustrates the size of the area. This wall will have 5M racks installed at a later date.

The fitout will be very basic as the floorplan is incredibly well laid out, but we will maximize the lower level before heading upstairs.

That looks fantastic Nino! The floors have been finished to a really high standard almost fully polished! It really puts into perspective the size of the floor space when you see those few pinball machines on the floor!

The proposed layout is perfect for the space and once the internal fitout is complete it will be awesome.

Mobile benchs are far better then dragging cabinets and boxloads of boards on & off a fixed bench all the time...
You'll find your fixed bench might disappear altogether, or simply be reduced to a small 2 metre long bench for computer, rom burning, board reworks etc.

Food for thought.

Nino, while you're still in a rough planning stage of "what goes where", when it comes to building your workbench(s)......Also consider the option to build mobile workbenchs (on castor wheels), you'll never struggle for workbench room and can move the "waiting for parts" machines into another aisle, then wheel them out when needed later on with no struggle.

Yes - Already looking for a large mobile tool chest / workbench combo.  ^^^

Not a high end "Snap in tools", but similar. There will be long continuous benches with electricity and lighting with storage provision underneath. There is a section devoted to customer machines with dedicated benches with storage - like a "bay" for a particular game where I can remove playfields etc. There will be a paint booth and a dedicated Welding Station that adheres with the safety standards. The board repairs section will be fitted out with Hakko or similar stations. Not the 40W $20 bunnings soldering irons that used for car batteries ! My test rigs will be placed in their own sections.

From "Day 1" this will be planned and purpose built. I only want to do this once, and I want it to work straight away.

The mobile units could be nothing more than an elaborate pinny-moving trolly, with provision on the sides to 'hook on' a tool-board as you work on that machine, then move the toolboard over to another trolley the next day to work on a diff machine, save having to have 20 sets of tools for the 20 trolleys for example.  ;-)

Factory looks awesome - incredible with the one pin on it's own against a big wall - makes it look so big but will fill up no doubt but like the idea of the wall rack, great way to save on space

Nino, will you be offering

Full Cabinet redecals on DMD machines (say Twilight Zone, Indianna Jones and all models where cabinet decals are available for purchase from the many suppliers around the world).

Will you be building a booth for paintwork on cabinets ?

Will u be doing clearcoating on playfields and removing all inserts etc etc ?

Maybe a list of what you will be doing in the first 12 months would be interesting for all members, in case I missed it.

Are u going to be by yourself or will you employ a helper at some stage ? (some one from here/our forum may have the skills)

Do u have a booking in process or a standard written agreement you send out, insurance on product when at APR etc like El-Timbo does. ?

Do u have a timeframe for how long each machine may take (aprox) so customers know how long the queue may be, before comparing/looking at other restoration companies ? or are u just specialising in the older older machines at this stage.

I am interested and I hope your answers help more members to dial your number to get you wizzing along.

Quick update ;

I've had a locksmith out and he has covered the security for me.
Alarm is going in next week
Electrical fit out is next week
Partitioning will be commenced next week

The racking company will be sending someone out next week for a site visit
I'm looking at second hand Walkie Reach Stacker with a height of 4.5M

The layout of the building is decided, and to those that have heard my thoughts on this, it should be functional and easy to do.

Here is the first of eight benches. I'm using structural pine and the benchtop will be formwood (non structural). I love formwood - everything will be formwood ! Note the CRUDE tools I'm using. Tomorrow I'm picking up Dad's vertical saw, which was made in the 70's and is perfect for cutting timber precisely. The tables are 2.4M X 1.2M. They are massive !

So I unpacked the later model games to get a "feel" for the depth of space etc. I snuck in a few games as well. One of the "Lost In Space" games is reserved for Greg. Setting these up was part of the decision making process of the layout of the building.

Again, a basic "layout" of the wall which will house the racks. Heaps of space. I'll finalize the configuration once the Racking company have advised.

So far, with some help from Marco and MartyJ, we have been able to move around 1/3 of the total machines from the storage building today (thanks guys !). I can't move them all at the same time until the racks are in, and the walkie reach stacker is purchased. I can fit another two rows behind the games in the picture, but that back wall is where the racking is going.

So far, it has been the hardest 2 weeks of my life - balancing the business, the move and the fit out. Still a long way to go, but I should be working in there by the end of next week !

An idea for you Nino.

Put lockable quality steel/castors on your large work benchs you are making. Top quality commercial ones will set u back apx $50 to $80 a set/for 4.
A restorer with a commercial space like yours did/had it like that for 15 plus years and the ability to move the work-place/space anywhere on the ground floor made life easier/gave more choices.  ^^^

Most are games I've brought in. The machines customers have sent me are under the mezzanine (Paragon, Evel Knievel, Fathoms, Embryons). The games stacked in rows are some of the reserved games and the rest are part of my inventory. So far, we have moved about 1/3 of all the games into the factory. Most are still in storage, some are in transit (interstate work) and some that will be arriving once the racking is up.

As for Jaycar being pricey, you're not wrong!! I also only go there for emergencies, if i need something in a hurry! There is a Jaycar dealer here in Port Macquarie who are really good, they must have just about everything in their catalogue in stock.. i dont think i have ever gone there and not been able to find what i needed.

On Monday, I picked up the Vertical Saw from Dad's old workshop. I have never used a late model saw that is of similar use, but I'm used to cutting timber with this saw, because it is like cutting butter with a hot knife. What takes 4 hours with a hand saw, takes minutes with this 70's beast !

do u have 24 hour smoke detectors linked to the fire brigade or smokeys connected to the alarm.

just thinking cause u will have ALOT of flammable wood in the place with a lot of electrical machinery of a night.

might be a good idea to have a isolation switch to turn everything off of a night-time/weekend when u are not there, except alarm and 24 hour exit signs and the stuff that HAS to stay on.

just thought it was a good idea. maybe glass break sensors inside near your windows as well. hope u can get everything insured. I tried once up here for all my machines and the insurance companies just were not interested in anything coin-op or as they replied, just old pinball machines made of wood, they were less than excited when I said fifty machines worth well over 150 grand, no one wanted to insure the stuff. see how you go down your way Nino, u might have better luck with your business insurance.

This week has been absolutely bedlam.

The builder came in and completed the frames and plastering for the showroom and workshop area. Some really amazing work has been done. The electrical rough in has been done with over 20 double GPO's installed on separate circuits, a dedicated15 Amp circuit for the TIG Welder and cabling for alarm and surveillance equipment. Everything has been designed as a purpose built pinball business. This is only the downstairs section.

Frame that separates the square area of the showroom (6 - 8 games) and the hallway going to the rear section where the workshop area is (10-12 games).

The rooms have been completed, so the layout is a little more functional for me. The walls still need to be stopped and painted. The Electricians are currently wiring 20 X 10 Amp dual GPOs and asingle 15 Amp GPO for the TIG Welder. The bench will be purchased later on. The electrical wiring has sections on separate circuits, with safety switches. The will be another switch near the fuse box that will enable the showroom, and the workshop and the repair bays in the storage area. That means I simply turn one switch on/off for all games. The switch box will be upgraded tomorrow. Provisions for the security system are done as well.

Below is a picture of the entrance showroom. Obviously not finished, but it is a decent 4.2 M X 4.8 M area for 6 "High End" machines.

The below picture is from the upper (Mezzanine) area. Yet to be fitted out, but most of the games on the floor in the picture will be relocated to this 120sqm area. I can't do this until I've purchased a stacker to raise the games on to the 3.3 M height. Just of kicks, those are 80% of the games from the storage building and customer machines. There's around 150 games on the lower floor (some obscured along the nearside wall). But the picture of the games looks pretty cool  ()

Great, I won't tell anyone. Your new setup is going on my ‘must see’ list for Melbourne if ever I am down your way. You have the right ingredience for a side venture there for bottling pinball fragrance. Maybe they can come in manufacturer variance for EM, SS and DMD eras. If you do, I will buy a bottle of Bally SS.

Considering I spent 24 years making bosses wealthy, there was a time when I had to throw everything into this venture. So I did ! I still pinch myself with my 4 minute drive to work. Remember when you had your first job and you looked at the clock and it was 5:00 PM and you were disappointed as you had to go home ? That's EXACTLY how I feel at the moment.

There is a lot of work ahead of me, but I'm already one of the most popular guys in the complex as EVERYONE is around my age and they had no idea pinballs were available.. Just mind boggling to me.

That's a customer's game I'm reconditioning. It was delivered like that in the back of the owner's ute. He taped the backglass so it would not get damaged during transit.

I'm looking for a backglass for this game as it is really poor.

We are now up to the stage of painting the walls and sealing the floors. We decided to do this ourselves. Once the painting is done, the builder will return to hang the doors. The last two weeks has been very difficult balancing a business and the fit out. We are almost there !

First and second coat of the floor sealer. It has a grey tint to it that looks much better than the original polished concrete. It will alos make the showroom area more presentable and professional.

I was VERY fortunate that MartyJ knows a very good builder. That has been an immense help. At the end of the street is a business that specializes in floor coverings and they have a cheaper version of their own paint that goes on just as well as the expensive stuff. Keeping the costs down has been a priority, and at the last minute I decided to do the the workshop area as well, which will be finished today.

"Eventually" being the operative word Mike ! Most of the games on the lower level will end up on the Mezzanine level as the beams are over engineered and the load bearing can handle 100 pins no problems. I'm currently waiting on delivery of the Walkie Reach Stacker (I don't like forklifts), and then most go upstairs and will be restored as time permits. The racks will be installed over the next two weeks. I need to get the workshop back in order first, and at some stage, actually work on a game this month !

Everything is purpose built. The benches are all 2.2M X 1.2M and will be fixed to the walls. Some benches will have custom trays with the legs sets arranged by manufacturer. Some benches will have allocated tubs for games being restored. The depth of the benches is the size of a playfield. There will be custom drawers with sliding playfield rotisseries. One bench will be a metal design for TIG welding, and it has its own 15AMP GPO and earth point already fitted.

ALL the "fit out" is basically "custom built". There's nothing out there that I can use, so I will make it myself - with help from others !

This is the front entrance showroom, which extends down the hallway to the workshop. This smaller are will have 6-8 games, and the hallway can have 12 lined up. It will take a few years before the area will be fully populated with completed games !

I guess it would be a good idea to promote so that the pinball public are aware of what is available. The downside is that I'm A LONG WAY behind on my restoration queue ( High End stuff until 2016 ), and more work will put me under more pressure. I have had many people ask if I will take on another employee, but I can't even organize my own time at the moment. I have a Container coming, and I just found another stash of SS games that I might buy as well.
