An advantage to starting the bidding low, is that you attract a much larger pool of bidders. The seller hopes the larger number of bidders will enter a bidding war and hopefully drive the price way over what the seller expected.
This is all provided the seller doesn't get cold feet. Obviously the smart bidders snipe in the last seconds
