Games Room Shed Advice

I am i finally getting ready to organise a shed/games room.
I am in country nsw so hot summer days and cold winter nights are the norm
I am looking any advice regarding insulation, sheeting walls etc. Heating cooling.
I have a mate thats an electrician. So that parts under control.
Not sure about bothering with plumbing .
Will probably have a watertank to capture storm water.

I will be approaching my local council about my proposal .
Then i will be getting some quotes.
Looking at partitioning the shed into 3. So a section for Garden/ride on mower, workshop and Games room.
I have done some mock up plans. But price will be the determining factor.
Intially hoping for approx 16.8m x 10.8m
 In total size with 8.4x10.8 for gameroom.
I maybe dreaming but i will see were i end up.

To do it 'properly' for our climate and knowing what my 6 x 9m shed is like I would suggest the following (every chance this will blow your budget very quickly though) -

insulate the roof and walls
let the shed breathe - install a whirly bird or two for something the size you are looking at
consider lining the walls (gyprock), once you have stuff in there you will never pull it all back out to line the walls later
you can't have too many power points with shed on it's own circuit
definitely consider plumbing - if you can get a toilet and basin in there it will save many trips inside the house, especially of you have a few mates over at some stage
try to future proof it as much as possible - drive through if there is any chance of a caravan or boat in the future as well as a high roller door for them.  Mezzanine level for when you get kicked out of the house and need somewhere to sleep.
natural light is good but consider direct sun coming in on any machines
cooling and heating is a MUST. 
pallet racking can come in very handy but does take up a bit of room at the same time
don't forget a good sized fridge, bar and TV (aerial point)

The the games wired to a different circuit than all the other electrical items (fridge, air con etc etc). Have them on a separate safety switch. The other advantage is that on your way out, you can flick the switch off and know all your games are off. Install plenty of GPOs.

All good advice above.

I am onto my second gamesroom/shed after recently moving.  The original was a 15 x 7m shed, fully insulated and wired with no toilet.  The new, yet to be constructed shed is to be 20 x 8m and full insulated. 

The original shed had insul-blanket on the roof, which is the reflective foil with insulation stuck to it, very effective.  The roof also had 3 whirly's installed, most likely overkill, could have got away with 2.  I strongly advised you not to have any clear sheets on the roof, for two reasons, the blanket couldn't cover that section (defeats the purpose of the clear sheet) and the main reason it will be way too hot even on a mild day with just a clear sheet section.  Sure the natural light is good for visibility, but the added heat isn't.  Plus you don't want sunlight directly on your machines, fades the artwork quickly. You could always install a skylight if you wanted the natural light. 

The walls, I constructed internal timber frames between each of the metal columns, they were backed with reflective foil and the frames were stuffed with pink batts.  Some of the wall was finished off with plaster sheets, the others with villa-board.  I installed conduits every 3 metres from the top of the frame, down half way within the wall cavity for the electrical wiring to easily drop down.  I then installed aluminum cable ducting that ran around the walls about 1.2m from ground level.  This was for all the power outlets, so each machine plugged in with the cable and plug not visible under the machine. 

The cost of installation, timber framing etc adds significant cost to the total project, but if you live in a colder climate, southern Australia, I really advise you to spent the extra cash.  If the night time temps don't get below 10 degrees then I probably wouldn't bother with the framing and pink batts, just go for the reflect foil on the walls.  The enemy of these machines are hot humid conditions with heavy moisture content or cold temperature variants which cause condensation to form. 

If you have the budget, do it right first time, otherwise you will never do it, or the job will take 5 times longer when you have to shift stuff around inside the shed to allow you to work on the walls.  Good luck mate, you won't look back once it's all done and ready to use.

Oh just remembered, the size you are looking at 10.8 wide, will most likely require heavier gauge framework/higher price.  Usually you can get more floor space if you can go longer rather than wider.  There is a point where wider adds significant cost over longer.  That's why my new shed is to be 20 x 8m.  Initially I was going shorter and wider, but the added cost convinced me to go narrower and longer.  It was good advice from the shed company I purchased from.

I met with council for preliminarily meeting before submitting a DA for the new shed.
Should be straight forward no  problems so far.
Surveyor coming this week or next. Check property boundary and do a site plan. As the shed will be near the northern boundary.
Once surveying completed will seek quotes  for shed, plumbing water, sewerage, and electrical. And what ever else i have forgotten?

Finally submitted DA to council for shed.
Were did the time go...
Anyway looking at 12m x 18m shed . Will be shares workshop , storage , and games room.
Hopefully done by end of January, the electrical to be done after that.

We run 2 under ground conduits for power x 2 6mm tps, other data, security.
Was evenually having solar, so was going to run ac back through conduit.

I would avoid the ethernet over power.

Depending on your setup at home, I would recommend running cat5e or cat6 (separate conduit to power) for data.  If you're going to run some cameras from the shed back to the main house, I'd suggest running separate cat5e for those and you can run POE (power over ethernet), so they don't need to be wired into mains.

It has been nearly 12 months lots of delays.

Slab done, constuction started last week.




The construction should be done in a couple of weeks, then i will run electricity.
The shed is huge. (18x12m) ,I went with 3.6m walls. 20degree roof with peak height of 5.7m. On paper i didnt think it would be that big...
i may have over extended the budget .  Anyway cant wait for completion .
